Classify the intended use before choosing a kit
The NCC describes a Class 10a shed as a non-habitable building. A storage shed does not automatically support sleeping, commercial production, public access, hazardous storage or intensive farm operations. Those uses can change building classification, fire, sanitary, ventilation, accessibility, energy and planning requirements.
List what will be stored, the number of people, vehicles or machinery, operating hours, loads, chemicals and future changes. A small mower shed, home workshop and rural machinery shed can have very different consequence and structural requirements even when their floor area is similar.
The calculator prices a residential shed concept. It does not decide importance level, farm-building classification or whether a proposed use is permissible. Obtain project-specific classification and approval advice before signing a kit order.
Use roof geometry to check catchment and material scope
Floor area is length multiplied by width. The roof area estimate divides plan area by the cosine of pitch, representing a symmetrical roof without overhangs. It is useful for a catchment and kit cross-check but excludes eaves, canopies, awnings, hips, valleys and waste.
High walls, wide spans and steep roofs affect frame, bracing, lifting and cladding. The kit rate is applied to floor area because that is a common quoting basis, not because roof and wall quantities scale identically. Request a member and sheet schedule before purchase.
Check internal clear height at doors, racks and equipment. Roof bracing, haunches, lights and door tracks can intrude below the eaves. Mezzanines and ceiling storage add structural and access scope that should be designed and priced separately.
Wind and load paths connect every sheet to the ground
NCC structural guidance explains that resistance to wind requires anchorage and bracing continuity. Site wind classification, terrain, shielding, topography, cyclonic region and building geometry affect actions. A kit designed for one location may not be suitable at another.
Confirm frame members, bracing, purlins, girts, connections, cladding fasteners and footing anchors as one engineered system. Large doors create openings that change bracing. Solar panels, awnings, cranes, hoists, storage and machinery can add loads.
Corrosion exposure matters. Coastal salt, chemicals, fertiliser, animal use and wet storage can affect coatings, fasteners and compatibility. Cut edges and dissimilar metals need correct treatment. Bushfire, snow and flood conditions may add design constraints.
The erection rate should identify cranes, elevated work, temporary bracing, weather limits, fixings and completion. A low labour figure that excludes plant or temporary stability is not a complete erection price.
Foundation quantity starts with soil and intended loads
The slab volume is floor area multiplied by entered uniform depth. Real design can include thickened edges, footings, piers, rebates and pads. Soil movement, fill, trees, groundwater, slope, vehicle loads, racking and machinery affect the system.
The base rate can include excavation, sub-base, compaction, vapour control, reinforcement, formwork and curing when documented. A shed with no full slab may use separate footings or anchors; in that case set slab entries to zero and add the designed foundation cost to site work.
Coordinate door thresholds, drainage and finished ground. Water should flow away without raising external ground against cladding or damp components. Protect termite inspection zones where the shed connects to other buildings.
Treat the roof as a stormwater catchment
Gutters, downpipes and overflow must suit roof catchment, rainfall, outlets and lawful discharge. The rainwater allowance can include a tank, first-flush device, screens, base, pump and overflow only if specified. Roof area on this page is approximate; hydraulic design uses the actual catchment.
YourHome explains that rainwater collection can reduce mains-water use and stormwater runoff, but water quality and connections need suitable controls. A mains-water backup requires backflow separation under applicable plumbing requirements. Intended uses determine treatment and monitoring.
Keep overflow away from footings and neighbours. Plan maintenance access for gutters, screens, tanks and outlets. Stored water and a blocked overflow can impose loads or flooding not represented in the cost model.
Delivery and access can be bigger than the garden shed suggests
Site work can include demolition, tree protection, service locating, rock, retaining, cut and fill, spoil, temporary roads, crane pads and restoration. Confirm whether long sheets and frames can pass through gates, under power lines and around the house.
Survey boundaries and easements before excavation. A shed may interact with sewer, stormwater, electricity, vegetation and neighbouring structures. Location can affect setbacks, height, fire separation, streetscape and approval.
Store kit components off the ground and protect labels and fasteners. Check the delivery for damage and missing parts before the erection crew mobilises. Clarify who bears delay and re-delivery costs.
Racking and services need structure and safe clearances
Racks and benches create concentrated loads and may need anchorage. Keep them clear of bracing, doors, electrical equipment and drainage. Heavy or tall storage needs stability and safe access; do not assume thin cladding can support wall-mounted loads.
Electrical scope can include lighting, outlets, machinery circuits, security and earthing. Use authorised trades and verify switchboard capacity. Combustion engines, welding, dust, batteries and chemicals require risk controls and ventilation suited to the activity.
Insulation or lining can reduce condensation and improve comfort but does not make the shed habitable. Attached conditioned Class 10a spaces can interact with the dwelling’s thermal fabric. Obtain design advice before enclosing a metal shed that was supplied as an unlined system.

Issue the same design information to each bidder. Confirm licensing, insurance, inspections, payment stages, unloading, weather delays, rubbish, touch-up, certificates and handover. A delivered kit price is not a finished shed price.
Contingency applies after all pre-GST scope. GST is added only when selected. The total per floor area includes fixed doors, site work, services and approvals, so it is specific to the project and not an Australian average.
Inspect anchors, water paths and operation
Arrange required inspections before foundations, reinforcement, anchors and bracing are concealed. Photograph buried services and drainage. Check frame plumb, fasteners, cut-edge treatment, sheet laps, flashings, doors, gutters and downpipes.
Retain approved drawings, engineering, certificates, kit manual, product data, batch information and warranties. Mark maximum storage and rack loads. Test doors, locks, lighting, tank overflow and drainage.
Maintain coatings, fasteners, door mechanisms, gutters, vegetation clearances and termite access. Investigate corrosion, movement or leaks early. Do not add solar, awnings, mezzanines or lifting equipment without checking structural capacity and approvals.
Shed cost questions
Does the roof area include eaves and waste?
No. It is plan area adjusted for pitch only. Add overhangs, awnings, hips, valleys and order waste in the supplier schedule.
Can I use the shed as a bedroom?
Not automatically. A Class 10a shed is non-habitable; a change of use can require different design and approval.
Is the slab result a final concrete order?
No. Designed edges, footings, piers, pads, waste, delivery and access change the order.
Does the kit rate include erection?
Not in this model. Kit supply and erection are separate so delivery-only prices cannot hide labour and plant.
Is a rainwater tank automatically included?
Only if the entered rainwater allowance covers the specified tank, base, connections, pump, controls and lawful overflow.
Should I replace the shed kit and trade rates?
Yes. Use site-specific kit, contractor and authority quotations with a consistent GST basis.
