Price the garage as a complete building
Floor area does not define the whole garage scope
The calculator multiplies external length by external width to obtain a planning floor area. The shell rate applies to that area and should represent a defined frame, roof, wall cladding, gutters, downpipes and fixings. It should not silently include the separately entered slab, doors, linings, services or site work.
Measure wall thickness and internal clearances before deciding bay count. Vehicle length, door opening, mirrors, storage, workbenches, bins, bicycles and safe pedestrian movement all need space. A nominal double garage can be awkward if columns, stairs or services reduce the usable envelope.
Roof pitch, spans, wind, snow or cyclone conditions, bushfire, corrosion, insulation, ceiling storage and solar panels affect structure. A kit price may exclude engineering, footings, unloading, erection, craneage and weatherproof interfaces. Attach the inclusions to the entered shell rate.
Design the slab for soil, vehicles and drainage
Slab concrete volume is area multiplied by entered thickness. It is a simple uniform slab quantity and excludes thickened edges, beams, piers, pads, ramps and waste. Structural and geotechnical design determines the real geometry, reinforcement, joints and subgrade preparation.
The base and reinforcement rate can hold excavation, sub-base, compaction, vapour control, mesh, chairs, joints, formwork and curing only when the quote states them. Vehicle loads, jacks, lifts, heavy storage or workshop equipment may require different design.
Set finished levels with the driveway, garage door, house and stormwater plan. Water should not flow into the garage or neighbouring property. Thresholds, strip drains, aprons and falls need coordination before the slab is poured. A later topping cannot cheaply correct every drainage or clearance error.
Protect termite inspection and management details where the garage joins the dwelling. Do not raise paving or storage against weep holes, cladding or damp-proof components.
Vehicle doors need structure, power and safe operation
The vehicle-door calculation multiplies a whole count by an entered installed allowance. Confirm clear opening, wind rating, material, insulation, tracks, headroom, motor, controls, safety devices, emergency release and power. Wide single doors and two separate doors have different lintel, bracing and access implications.
Windows and personnel doors are a fixed line because sizes and performance vary. An attached garage door leading into the dwelling needs appropriate sealing, security and any required fire or smoke-related detail. Coordinate thresholds with accessible movement and water management.
Allow commissioning, user instructions and future maintenance access. Garage-door springs and mechanisms are hazardous; installation and adjustment should follow manufacturer requirements by competent people.
Attached and garage-top projects need interface design
NCC provisions distinguish buildings and uses, including Class 10a non-habitable garages and Class 1 dwellings. Fire separation, external-wall proximity, dwelling-over-garage construction and other requirements depend on the relationship, boundaries and adopted jurisdictional provisions. The selector labels the scenario but does not automatically design a fire assembly.
Use the interface allowance for documented fire, acoustic, boundary, waterproofing and connection scope. Do not assume a plasterboard lining alone creates the required system. Penetrations, doors, ceilings, supports and junctions must preserve the designed performance.
Where occupied space sits above or beside a garage, manage air leakage and vehicle contaminants. YourHome advises that a linking door should fit and seal well, and engines should not be run in a confined garage without very good ventilation. Carbon monoxide is dangerous; do not treat an open vehicle door as a ventilation design.
Plan services around current and future use
Electrical scope can include lighting, outlets, door motors, security, switchboard capacity, exterior power and electric-vehicle charging. EV equipment requires suitable circuit, protection, location and installation by an authorised electrician. Do not select cable or charger capacity from the calculator.
Plumbing may include a tap, sink, floor waste or rainwater connection, but each changes drainage and approval scope. Workshop dust, welding, batteries, fuels or chemicals require risk controls beyond ordinary vehicle storage. HVAC or insulation does not make a Class 10a garage habitable.
Keep services clear of door tracks, vehicle impact and storage. Provide bollards or guards where necessary. Document underground routes before the slab and photograph conduits and pipes before covering.
Site work and the driveway connection can shift the budget
Earthworks may involve demolition, rock, cut and fill, retaining walls, soil disposal, tree protection, dewatering and restricted access. Survey boundaries, easements and services before choosing the garage position. A detached building still needs a safe construction route and lawful stormwater solution.
The apron area covers the transition between garage and driveway. Its rate should state excavation, base, surface, reinforcement, drainage, kerbs and making good. The page does not replace the separate asphalt driveway calculator planned for projects where pavement quantities are the main intent.
Local planning can consider setbacks, height, site coverage, streetscape, heritage, trees, vehicle crossing and stormwater. A state complying-development example is not a national approval. Check the current authority before ordering a kit or fixing the construction date.

Issue the same site plan, design and specification to each bidder. Confirm licensing, insurance, inspections, payment stages, temporary works, protection, rubbish, defects and handover. A kit supply quote cannot be compared with a completed garage contract.
The total applies contingency after every pre-GST line, then adds GST only when selected. The per-square-metre result includes fixed doors, services, design and site costs. It is specific to this project, not an Australian garage rate.
Inspect before covering and test at handover
Arrange required inspections for excavation, footings, reinforcement, frame, fire or weather systems and completion. Photograph concealed reinforcement, services, termite details, flashings and drainage. Keep approved drawings, certificates, product data and warranties.
Test doors, emergency release, lighting, outlets, ventilation, drainage, locks and safety devices. Check water flow during suitable conditions without directing water into the building. Record floor loading limits and restrictions on ceiling storage.
Maintain door hardware, coatings, gutters, seals, drainage and termite inspection access. Do not convert or intensify the use without checking approvals and building performance. The calculator covers the entered construction scope, not future conversion.
Garage cost questions
Does the shell rate include the slab and doors?
No. This model prices the shell, slab, vehicle doors, other openings and services separately to reduce hidden overlap.
Is slab volume the final concrete order?
No. It is area multiplied by uniform depth. Designed beams, edges, piers, waste, minimum loads and access change the order.
Does selecting attached garage add a fire cost automatically?
No. Enter the documented interface cost after design. The selector labels the scenario and does not infer a compliant assembly.
Can the garage be used as a bedroom later?
Not automatically. Habitable use can change classification, fire, ventilation, energy, sanitary and approval requirements.
Is an EV charger included?
Only if the services allowance includes a specified charger, circuit, protection, capacity work and authorised installation.
Are the example prices national averages?
No. Replace them with current local quotes whose construction, delivery, site, approval and GST basis are clear.
