Board cover width controls the decking quantity

The board course calculation uses actual board width plus the entered installed gap. The deck width is divided by that cover width and rounded upward. Required board length is the number of courses multiplied by deck length, then increased by the selected cutting, joining and spare allowance.

Whole stock boards are calculated by dividing that lineal requirement by stock length and rounding upward. This is an early quantity, not a cutting optimisation. Stagger rules, available lengths, breaker boards, picture framing, fascia, stairs, curved edges and joint positions can change the order. A scale plan and cutting list should replace the simple count before purchase.

Confirm whether the supplier sells exact lengths, random lengths or packs. Record profile, usable face, batch, grade and colour. Composite products can have directional appearance and manufacturer-specific expansion requirements. Timber can vary in moisture and length, and may need end sealing, acclimatisation or pre-coating.

Orientation matters: the calculator assumes boards run along the entered deck length. Swap length and width to compare another direction, but redesign the joist calculation and structure accordingly.

The framing take-off is a concept, not structural design

Concept joist rows equal deck length divided by entered spacing, rounded upward, plus an end row. Each row is assumed to run across the full deck width. The result does not add blocking, trimmers, doubled members, stairs, cantilevers, connections, waste or local reinforcement.

Joist spacing must come from a coordinated structural design and the board manufacturer’s span requirements. Board thickness, material, angle and loading affect support. Bearer length, edge members, posts and footings are direct user inputs because their arrangement depends on spans, soil, height, bracing and connection to the house.

Do not attach a deck to existing cladding or masonry veneer without a suitable designed load path. Water, termites, corrosion and access for inspection must also be considered at connections. Freestanding and attached decks may have different movement and weatherproofing details.

The framing rates should identify timber treatment or steel coating, durability class, hardware, holes, concrete, excavation, spoil, delivery and labour. Coastal, bushfire, termite, flood and aggressive-soil conditions may change material selection and approval.

Height, barriers and stairs affect scope and approval

Deck barriers and stairs are safety systems, not decorative extras. NCC Housing Provisions contain requirements for safe movement, stairways and barriers, including provisions for barriers at decks and for face-mounted barrier gaps. Use the currently adopted NCC edition, state or territory variations and project-specific certification advice.

The calculator prices an entered barrier length and whole stair units. It does not determine when a barrier is required, barrier height, openings, climbability, loading, handrails, landings, tread geometry or slip resistance. Those are design matters. Measure gates, returns and stair barriers separately if they are not included in the rate.

Existing decks deserve inspection before extension or resurfacing. New boards can conceal decayed joists, corroded fasteners, inadequate bracing or unsafe connections. If movement, softness, rust staining, ponding or loose barriers are present, restrict access and obtain competent advice before loading the structure.

Do not price only replacement boards on an unknown frame. Include inspection and any engineered repair scope before relying on the existing structure.

Coordinate drainage and the building envelope

Deck boards shed water through gaps, but leaves and debris can block the space below. Finished levels and falls must move water away from doors, walls, footings and neighbours. Maintain clearances to cladding, subfloor ventilation, termite inspection zones and damp-proof components.

Decks, balconies and terraces over internal spaces need careful external waterproofing and drainage design. NCC damp and weatherproofing provisions address relevant horizontal surfaces, and the ABCB warns that poor design can cause water ingress and damage. A spaced deck over open ground is not the same system as an occupied roof terrace.

Place membrane, pedestal, drainage cell, overflow, flashing, threshold and outlet costs in the site allowance when relevant, but obtain a proper detail and inspection regime. Board gaps do not make the substrate beneath waterproof. Plan access so outlets and membranes can be inspected and maintained.

Ground below a low deck should not trap water or vegetation against framing. Consider surface grading, legal stormwater discharge, soil, irrigation and ventilation. Do not direct runoff onto adjoining property.

Compare materials by maintenance and service conditions

Timber species, treatment, grade, coating and exposure affect maintenance and life. Composite and other manufactured boards can reduce some maintenance tasks but have their own expansion, support, heat, fire, fade and fixing requirements. Test samples in sun and wet conditions where comfort and slip matter.

The finish rate is applied to deck area. For timber, clarify whether it includes all faces before installation, cut ends, first coats and maintenance coats. For a factory-finished product, use zero only if no site coating or cleaning is needed. Record maintenance frequency outside the initial capital total for a whole-life comparison.

Use durable materials efficiently and consider certified sources, recycled content, repairability and end-of-life separation. Design for access and component replacement. Concealed fixings can change appearance and repair method, while screws may make future board replacement easier than adhesive systems.

Check planning, building and site constraints early

Deck approval pathways vary by location, size, height, boundary, heritage, bushfire, flood, coastal exposure, vegetation and other overlays. An apparently small deck can affect privacy, overlooking, site coverage, drainage or access. Ask the relevant local and state or territory authority before ordering materials.

Survey boundaries and locate underground services before footings. Tree protection, easements, sewer or stormwater assets and neighbouring structures can restrict footing positions. Include geotechnical, engineering, drafting, energy or bushfire advice where required.

The design and approval field is a fixed allowance for these services and fees. The site field can cover demolition, restricted access, spoil, service relocation, drainage, landscaping and protection. Keep them separate from board cost so an attractive surface price does not obscure the buildable project.

Issue the same approved or design-stage information to each bidder. Confirm licensing, insurance, inspections, payment stages, protection, defects, rubbish removal and handover records. A quote for decking boards and labour is not comparable with a full engineered deck.

The calculator adds contingency after design and site allowances, then adds GST only when selected. Convert all inputs to one GST basis. The total per square metre includes fixed, barrier and stair costs, so it is a project scale measure rather than an Australian average.

Inspect concealed work and plan maintenance

Arrange inspections before footings, framing, connections, flashings or membranes are covered. Photograph services, drainage, termite clearances and structural connections. Record product batch, treatment, fasteners, coating and approved drawings.

At handover, check movement, sharp edges, fixings, board gaps, drainage, stairs, barriers, gates and interfaces with the house. Obtain approvals, certificates, warranty and maintenance instructions. Do not overload the deck with planters, spas, water tanks or storage unless those loads were included in design.

Inspect regularly for moisture, decay, corrosion, loose fasteners, movement and coating breakdown, especially at concealed connections. Clear debris from gaps and outlets. Prompt maintenance is part of keeping a deck safe; the installation calculator does not estimate ongoing inspection and recoating costs.

Decking and deck cost questions

Does the calculator design joists and bearers?

No. It produces a simple joist lineal cross-check. Use approved structural spans, member schedules, bracing, connections, posts and footings.

How are board courses calculated?

Deck width is divided by actual board width plus gap and rounded upward. Required lineal metres then include the entered waste percentage.

Why can ordered board length exceed required length?

The model rounds to whole stock boards. A detailed cutting plan and available supplier lengths can reduce or increase actual waste.

Does the calculator determine barrier requirements?

No. Deck height, stairs, openings, loads and current jurisdictional provisions require project-specific design and certification advice.

Is waterproofing included?

Only if you enter its quoted cost in the site allowance. Decks over internal spaces require coordinated external waterproofing and drainage design.

Are the example rates Australian averages?

No. They demonstrate the arithmetic. Replace all rates with current local quotations with known material, labour, GST and exclusions.
