Measure rooms, order packs and price the substrate
Net room area is not the same as purchase quantity
The calculator multiplies room length by width and equal zones, then subtracts fixed exclusions. Only subtract areas that will receive no finish. Flooring often continues beneath movable appliances, islands or future joinery; excluding those areas can leave no matching material for a later change.
For irregular rooms, divide the plan into non-overlapping rectangles and calculate each. The equal-zones input is appropriate only when every rectangle has the same dimensions. Measure door reveals, wardrobes, hearths, columns, curved edges and steps separately. The displayed perimeter is the sum of the outer perimeter of each identical rectangle; it cannot identify internal openings or shared edges.
Piece area comes from entered length and width. Required pieces equal net area plus the chosen waste percentage, rounded upward. Whole packs are then calculated from pieces per pack. Ordered area can exceed the nominal waste allowance because the last pack cannot be divided. Ask whether the supplier sells individual pieces and keep unopened returns subject to the written returns policy.
Pattern, module and room shape determine cutting waste
Straight-lay square tiles in a simple room may need less waste than diagonal tiles, herringbone boards, book-matched stone or a narrow corridor with many doors. Large modules can also create unusable offcuts where dimensions do not align. There is no hidden pattern percentage in this calculator; enter the allowance supported by a scale layout and installer advice.
Check manufacturer batch, calibre, shade, grain and directional marks. Products with visual variation may need blending across several boxes. Natural stone may require selection, sealing and extra breakage allowance. Engineered timber and laminate can have stagger and short-end restrictions that affect reuse of offcuts.
A tile or plank count does not include trims, stair nosings, skirting, movement joints, transition profiles, membranes or levelling products. Use the perimeter rate and fixed allowance only where their inclusions are written. Count special pieces separately when unit prices are high.
Subfloor condition controls the finished result
Before removal, identify the existing floor, adhesives, levelling compounds and substrate. Older materials can contain asbestos, and destructive testing should follow appropriate assessment. Removal rates should state protection, dust control, loading, transport and lawful disposal.
After exposure, test flatness, strength, movement and moisture using methods suitable for the selected system. Cracks, deflection, contamination, high moisture and incompatible coatings can require grinding, repair, levelling, curing or a different product. A premium finish installed over an unsuitable base remains an unsuitable system.
The preparation rate is applied to net area. The system-material rate can include adhesive and grout for tile, or underlay and vapour-control layers for floating boards, but it should not combine incompatible systems. Use product-specific coverage, joint, temperature and curing instructions when replacing the early allowance with real quantities.
Coordinate finished floor height with doors, thresholds, stairs, skirtings, cabinets, floor wastes and adjoining rooms. A few millimetres can affect door clearance, trip points and wet-area falls. Add door trimming and transition work to the fixed allowance.
Wet areas need an approved South African system
Tiles and grout are finishes; they do not by themselves provide the full substrate, waterproofing, falls, drainage and movement-joint system required for a wet area. Use the approved drawings, manufacturer instructions and applicable South African building requirements for the exact room.
For a bathroom, shower or laundry, define who prepares the substrate, installs the membrane, forms the falls, seals penetrations, fits wastes and protects completed work. A change in tile thickness, format or drain type can alter the set-out and finished levels.
Slip resistance must suit the location and expected wet or dry condition. Obtain the product’s test information and confirm it against the project specification instead of assuming that texture, gloss or a marketing description proves suitability.
The wet-area allowance is a budget field, not certification. Enter known screed, membrane, drain and transition costs, then retain the required design, installation and inspection records.
Consider comfort, acoustics and whole-life material use
YourHome notes that exposed tile or concrete can contribute thermal mass where climate-responsive design uses it effectively. Covering a sunlit slab may change thermal behaviour. Hard floors also transmit impact sound, especially in apartments or upper levels, so strata and acoustic requirements should be checked before selecting an underlay.
Evaluate surface temperature, sound, cleaning, repair, ultraviolet exposure, pets, mobility and expected service life. A product that lasts and can be repaired may have a lower whole-life burden than one replaced frequently. Ask about low-emission finishes, certified timber sources, recycled content, take-back and end-of-life separation.
Floating, glued and mechanically fixed systems behave differently around moisture and movement. “Water-resistant” marketing does not make a board suitable for every wet location. Follow the manufacturer’s current installation and maintenance conditions, including expansion clearances and acclimatisation where specified.

Require product codes and the same drawing revision in every quote. Identify who buys material, who carries breakage and batch risk, whether unopened packs can be returned and which party warrants the complete system. A labour-only quote should not be compared directly with a supply-and-install total.
The total applies contingency after the fixed allowance and perimeter work, then adds VAT only when selected. Check that inputs share one VAT basis. The per-square-metre result includes fixed costs and whole-pack rounding, so it is specific to this room set.
Protect, inspect and document the installed floor
Agree substrate inspection points before work is covered. During installation, confirm layout, feature lines, cuts, joint locations, colour blending and transitions. Stop early if the first set-out does not match the approved plan; correcting an entire floor is more disruptive than moving a starting line.
Follow curing and access restrictions. Other trades can damage a new surface with moisture, grit, heavy loads, tapes or rolling equipment. Specify breathable or compatible protection and who removes it. Inspect lippage, hollow areas where relevant, joints, skirting, doors, drains and cleaning before handover.
Retain batch labels, leftover material, cleaning guidance, warranty documents, moisture results, acoustic evidence and wet-area records. Use the contingency for agreed unknowns, not for unrecorded pattern or product upgrades.

The required piece count is rounded up, then the result is rounded again to whole packs. The final pack can create additional order waste.
